Ceridian Agree Pre-Let at Braehead's Titanium Development

Developer Braehead Two LLP has pre-let a Grade A office building at Braehead’s Titanium Business Park near Glasgow to global HR and payroll services group Ceridian. 

Work has started on the three storey 60,000 sq ft building, known as Titanium 2, and will be ready for occupation by Ceridian Holdings UK Limited by the end of the year. 

Ceridian has committed to a 15 year lease and has chosen Titanium 2 as one of their main British operations after a consolidation and expansion programme. The deal was brokered on behalf of Braehead Two by commercial property experts FG Burnett and joint agents Drivers Jonas. 

The ground floor comprises 17,121 sq ft with both first and second floors extending to 17,910 sq ft. The stand alone office building will have a full height glazing open entrance atrium and parking for 140 vehicles. 

Ceridian is the leading UK provider of HR and payroll services, flexible benefits and employee assistance programmes. The company has 800 UK staff, looking after 1.7 million employees and globally has more than 8000 staff acting on behalf of 130,000 businesses with over 25 million employees.

Douglas Anderson,  joint managing director of Braehead Two LLP, said: “When we bought the site we recognised that its location and immediate infrastructure would be a winner for a large corporate office occupier. These days large floor plates, good parking and transport links are most important for staff welfare, coupled with on tap high quality amenities.

“We knew that Ceridian was seeking to relocate and their requirement grew as discussions progressed and thankfully our decision to create a single building of this size has paid off. We took a very ‘hands on’ approach to the requirement and quickly agreed terms with Ceridian and immediately started work on their new building.” 

FG Burnett director, Gavin Smith, added: “Braehead has an excellent infrastructure and on-site facilities and has rapidly grown into a first class out-of-town location for large corporate occupiers. 

“We were aware that Ceridian was in several temporary office buildings in nearby Hillington but was seeking to consolidate and expand into a single building in the immediate area. The developers had obtained all the necessary consents and tendered the building of a Grade A office block to accommodate Ceridian’s requirement of 52,000 sq ft. 

“We were able to move very quickly and agree terms with an immediate start on construction as soon as legal formalities had been agreed. It was this ability for the principals to make firm decisions and move quickly which clinched the deal.” 

Neil Bell, joint partner of Braehead Two LLP, who is overseeing the professional and construction team, is pleased with the excellent progress on site by the main contractor BBP Ltd.  With the recent spell of good weather, the work on site is ahead of schedule and it is hoped that this excellent progress will be maintained.
